Water heater repair · Florida

Is the heater out of hot water, or leaking from the tank?

Short answer

A heater that makes no hot water usually needs a heating element, thermostat or igniter, while water coming from the tank body ends the repair question. Our estimate for a repair is $115 to $580 per repair, an estimate and not a quote. For a gas heater, a gas smell comes first: leave the house and call from outside.

What a heater repair covers

On an electric heater the usual parts are the heating elements and thermostats, and on a gas heater the thermocouple, igniter and gas valve. A company can test each in one visit and tell you whether the fault is a part or the tank.

A relief valve that trips or a drain valve clogged with sediment can be looked at in the same visit.

The parts behind most repair calls are the pilot and thermocouple on a gas heater, the elements on an electric one, and the relief valve.

Repair the heater, or replace it?

A failed part on a sound tank is worth fixing. A tank that has failed is not, and the repair-or-replace tool sets the two side by side.

Usually a repair
  • A heating element, thermostat, igniter or valve has failed.
  • The tank is dry on the outside.
Usually a replacement
  • Water is leaking from the tank body.
  • Repairs now cost a large part of a new heater.

Who Florida law lets work on a water heater

A plumbing contractor holding a DBPR certificate or registration may do this work for pay (489.113(2)). Section 489.105(3)(m) also exempts public gas utility employees, and holders of a chapter 527 gas license, who disconnect and reconnect water lines when servicing or replacing an existing water heater.

The DBPR portal searches a company by name, license number, city or county. An owner doing the work on their own one- or two-family home falls under 489.103(7).

When the tank, not a part, has failed

Water coming from the tank body, and not from a fitting or the relief valve, means the tank has failed. Price a swap at that point, and the replacement page lists what cities charge for the permit.

If the tank has failed, JEA, OUC and Duke Energy Florida each print a rebate toward a heat pump water heater.

Heater problems that can't wait

Call right away
  • There's a gas smell by the heater: leave, then call 911 once you're outside.
  • The tank is leaking steadily and the cold supply valve does not stop it.
  • The ceiling below is sagging, or water is near the electrical panel.
Can usually wait for a normal appointment
  • Lukewarm water with a dry floor around the heater.
  • A heater that works but makes a popping or rumbling noise.
Get everyone out, call 911, then the 24-hour line from outside: TECO Peoples Gas prints (877) 832-6747 and Florida City Gas 800.993.7546. The street you live on decides which of the two serves you.

Before you call

  1. Check the breaker for an electric heater, or the pilot or ignition display for a gas one.
  2. Look under and around the tank for water, and note whether it comes from a fitting or the tank.
  3. Write down the fuel, the tank size and the age from the data label.
  4. Close the cold supply valve above the heater if water is leaking.

Does a heater repair need a permit in Florida?

The state requires a permit for repairs to a building (553.79(1)(a)), and local departments decide what a heater repair involves. A swap is a different case; see the replacement page for fees.

The 2026 exemption for work under $7,500 on a single-family home excludes plumbing and gas work.

Before any work starts, ask for the company's plumbing contractor license number and search it on DBPR's license search.

Questions people ask

Who may repair a gas water heater in Florida?

A DBPR certified or registered plumbing contractor. Section 489.105(3)(m) also exempts public gas utility employees and chapter 527 gas licensees who disconnect and reconnect water lines when servicing or replacing an existing heater.

What does a water heater repair cost in Florida?

$115 to $580 per repair, an estimate built from national ranges. The model is built on gas-heater repair ranges, and an electric heater's repair can come in lower.

Does a heater repair need a permit?

Your building department decides; a swap has its own fees. The state sets the rule that building repairs need a permit, and the department for your address says what a heater repair needs.

What if I smell gas?

Leave, call 911, then the gas company from outside. Peoples Gas (TECO) lists (877) 832-6747 and Florida City Gas lists 800.993.7546.

Can a repair qualify for a rebate?

The rebates printed here are for heat pump heaters, not repairs. JEA prints $350 and OUC $500 for a heat pump water heater, and Duke Energy Florida's 2025 release says up to $800. Each program's page sets its own conditions.
