Dearborn particulars
A Dearborn plumbing permit starts at $180. The application form dated May 2024 sets a $100 administrative fee plus an $80 minimum permit fee, which covers one rough and one final inspection, and then $15 each for fixtures, a hot water tank or a sump. Mail goes to 16901 Michigan Ave, Suite 7; questions go to 311 or DBNinspections@dearborn.gov, and older forms list different phone numbers. Lead is the other number to know.
The city's 2024 report lists 6,932 known lead service lines and 1,219 of unknown material among 32,733 total, with 1,766 lead lines replaced since 2019. If you own an older house, ask about your own line before you plan any work near the street. The water is Detroit River water from GLWA's Springwells and Southwest plants, and the 2024 tables show average hardness of 101 and 102 mg/L, about 5.9 grains per gallon, with ranges from 88 to 114.
Flooding is the local story. FEMA awarded more than $8.1 million toward storm sewer upgrades and basement backup prevention in east Dearborn after the 2021 flood, and the city's one-pager says roughly two-thirds of homes were hit by basement sewage that year (we read this through a search summary). Dearborn has 107,846 residents, 84.0 percent of homes predate 1980, and the median value is $205,900. Melvindale, Allen Park and Dearborn Heights are the neighbours.
Emergency plumber in Dearborn: what to know
The 2024 report lists 1,219 more lines of unknown material among 32,733 total, and 1,766 lead lines replaced since 2019. If the failure is between the main and your house, ask the city what it has on file before choosing what to replace. Dearborn has 107,846 residents, and the permit desk answers through 311.
Levine & Sons, in Southfield, lists a diagnostic at $89 or $59 with the visit, the diagnosis and a written report, the kind of fee to ask a Dearborn caller about. Five Michigan firms publish a visit fee, from free to about $100, and some credit it to the repair. The National Weather Service reported flooded basements mainly in Wayne and Washtenaw counties in June 2021, so photograph any water damage before cleanup.
Permits for emergency plumber in Dearborn
Michigan requires a license to work as a plumbing contractor, master, journey or apprentice plumber, and only a licensed master or journey plumber may do the plumbing itself (MCL 339.6107).
Many cities run their own building department, so start by asking the City of Dearborn building department who issues plumbing permits. The State of Michigan's Statewide Jurisdiction List shows that Wayne County itself does not run a plumbing program, so permits come from the city or township, or from the state where no local agency enforces the code. What counts as an emergency, and who to call first
- Water is flowing from a pipe and you cannot stop it at the main.
- Sewage is coming up through a floor drain, tub or toilet.
- Water is near the electrical panel, or a ceiling is sagging with water above it.
- A pipe has split after a freeze and the water is on.
- A dripping faucet you can isolate with its own stop valve.
- A single slow drain with everything else working.
- A running toilet.
What to do in the first ten minutes
Try this first: close the main, take dated photographs, and ask the dispatcher whether the visit fee is credited to the repair.
- Shut off the main water valve. The state's frozen pipe advice says to do this first.
- Open a faucet at the lowest point to drain the line, then check that the water heater is not firing into an empty tank.
- Move anything that can be damaged, and stay out of standing water if it could reach an outlet.
- Photograph the damage before you clean up, and tell your insurer it is water damage rather than just flooding, as the state insurance regulator suggests; sewer backup or a failing sump pump may be covered.
- Never use a torch or open flame to thaw a pipe.

Questions about emergency plumber
How much does an emergency plumber cost in Michigan?
Our estimate is $105 to $535 an hour of labor, before any call-out fee, and it is a model, not a quote. It is built from national published ranges and adjusted for Michigan's plumber wage ratio. Michigan plumbers are paid a mean of $37.14 an hour (BLS, May 2025), which is a wage rather than a rate, so do not multiply it by hours. Ask for the call-out fee, the hourly rate and what the call-out fee covers before work starts.
How do I spot a dodgy plumber?
Ask for a Michigan license number and check it on LARA before they start. Working without a license is a misdemeanor under MCL 339.5601. A written contract for work on a house should say a plumbing contractor must be licensed and give the license number (MCL 570.1114). The Attorney General's office mediates informally if a dispute follows.
What should I do if I smell gas?
Leave the house, then call 911 and your gas utility from a safe place. DTE's gas leak hotline is (800) 947-5000 and Consumers Energy's is 800-477-5050. Do not try to find the leak, and do not use switches, phones or a flame inside. Call a plumber only after responders or the utility say it is safe.
