What a plumber checks on a heater with no hot water
On a gas heater the plumber checks whether the pilot is lit, the burner fires and the flue is drawing. A pilot that will not stay lit often comes down to the flame sensor, but a poor draw in the flue produces the same symptom, so a good visit rules the flue in or out first. On an electric heater the usual suspects are the elements, the thermostats and the breaker.
The plumber also looks at the relief valve and its discharge pipe. The 2021 International Plumbing Code, which Michigan adopted, says that pipe must not connect directly to the drain, must end in an air gap in the same room, and must have no threaded end, valves or tees. See the pilot light guide too.
What water heater repair costs in Michigan: estimate and evidence
Our estimate for a water heater repair in Michigan is $160 to $805 per repair. It is a model, not a quote, built from national published ranges and adjusted for what Michigan plumbers are paid. One Michigan company publishes a repair price, shown in its own row. The permit row below is for a replacement and is there as a point of comparison, since a repair is often exempt. The repair or replace tool helps you decide before you pay for a diagnosis.

Repair or replace: how to decide on a tank heater
The U.S. Department of Energy puts storage tank heaters at roughly 10 to 15 years, and tankless at about 20 years with maintenance. We saw those figures in a search summary because the energy.gov page would not load, so treat them as soft. A single failed part on a younger tank usually justifies repair. A leaking tank, or a second repair in a year, is where replacement starts to win.
If you are replacing, the Consumer Product Safety Commission advises setting the heater at 120 F. See water heater replacement and the lifespan guide.
- A single failed part on a tank within the DOE's roughly 10 to 15 year range.
- The tank is dry and the fault is the pilot, an element, a thermostat or a valve.
- Water is leaking from the tank itself.
- The repair is the second or third on the same heater.
- The heater is past the DOE's range and the quote for repair is large.
Who may work on a gas water heater in Michigan
LARA's mechanical FAQ says that replacing a gas water heater takes a Michigan mechanical license (the HVAC equipment or gas piping and venting classification) and a plumbing contractor's license, with both a mechanical and a plumbing permit. We read that FAQ only in a search summary and the page is undated, so confirm with LARA before you rely on it. Either way, "do you hold both?" is a fair question to put to a plumber. For an electric heater, ask your local building department who it wants on the permit.
DTE tells customers to contact a licensed professional if an appliance's pilot flame goes out, and says that professional should relight it. If you smell gas, leave and call DTE at (800) 947-5000 or Consumers Energy at 800-477-5050 first.
Michigan water hardness and what it means for a heater
Hardness depends on your utility. Grand Rapids reported an average of 142 mg/L in 2025, while the Great Lakes Water Authority's Lake Huron plant, which supplies Sterling Heights, ran 96 to 130 mg/L with an average of 105 (a GLWA plant figure rather than one printed in the city's own report). We found no Michigan source linking hardness to heater lifespan, so we make no claim about it. See Grand Rapids and Sterling Heights.
Water heater symptoms that need a call today
- You smell gas near the heater.
- Water is pooling under the tank and you cannot stop it.
- The relief valve is discharging steadily.
- Lukewarm water with no leak and no gas smell.
- A heater that takes longer than it used to.
Before you call about the heater
- Check the breaker on an electric heater, or the pilot window on a gas heater, without opening any panel.
- Check whether water under the tank is coming from the tank or from a pipe above it.
- Do not relight a gas pilot yourself; DTE says a licensed professional should relight it.
- Find the age on the tank label, and know where the main water valve is in case the tank leaks while you wait.
Permit and license rules for a water heater repair
Michigan exempts repairs to the working parts of a faucet or valve and clearing stoppages, as long as the existing piping is not altered (LARA's page reached us as a search summary, so confirm locally). A tank swap is not in that exemption, and local offices say so: Sterling Heights says you need a plumbing permit for installing a water heater, and Delta Township lists a water heater change out among projects that always require one. See the permit guide and, if you are tempted to do it yourself, the homeowner guide.

A tool for this job
Water heater: repair or replace
Four questions: whether you smell gas, how old the heater is, what fuel it uses and what it is doing. You get a direction and the permit note for Michigan. It does not invent an age cut-off; the only range it uses is the Department of Energy's.
Open the toolQuestions people ask
What is the average cost to repair a water heater?
Our estimate is $160 to $805 per repair, and it is a model, not a quote. It rests on national published ranges adjusted for Michigan plumber wages, and the cost table shows the one Michigan company that publishes a repair price. Ask for a diagnostic fee and a written price for the specific part.
Is it worth it to repair a hot water heater?
Usually yes for a single failed part on a younger tank, and usually no for a leaking tank. The Department of Energy puts tank heaters at roughly 10 to 15 years (seen only in a search summary); ask your plumber to price the repair next to a new unit.
Do you call a plumber or electrician for a water heater?
For a gas heater, LARA's mechanical FAQ says replacement takes a mechanical license and a plumbing contractor's license, with both permits; confirm that with LARA. For an electric heater, ask your local building department.
Does a repair need a permit in Michigan?
Usually not for repairing working parts of a valve, but check locally. Michigan exempts repairs to the working parts of a faucet or valve and clearing stoppages without altering piping; replacing the heater is not exempt.
How hot should I set my water heater?
The Consumer Product Safety Commission advises 120 degrees Fahrenheit. It says 140 degree water can burn in six seconds and 130 degree water in thirty, and the Department of Energy says lowering the setting from 140 to 120 can reduce the risk of scalding, though people with weakened immune systems or chronic lung conditions may prefer to keep 140. Ask the plumber to check the setting while they are at the tank.
What should I do if I smell gas near my water heater?
Leave the house, then call 911 and your gas utility from a safe place. DTE's gas leak hotline is (800) 947-5000 and Consumers Energy's is 800-477-5050. Do not try to find the leak, and do not use switches, phones or a flame inside. If a pilot light has gone out and you smell nothing, DTE says to contact a licensed professional, who should relight it.
