Flint particulars
Flint's lead record is unlike any other Michigan city's. As of March 31, 2026, after a complete inventory, 33,341 service lines had been replaced or confirmed copper, leaving 628 lead and 205 of unknown material. The city says the final active lead line from its FAST Start program has been replaced, and remaining customers can call 810-410-1133. There is no public address lookup that we found. The water comes from the lower Lake Huron watershed: the primary supply is GLWA's Lake Huron plant, with the Genesee County Drain Commission's Lake Huron plant (KWA) as a secondary.
Flint's 2025 report prints no hardness figure. For context, GLWA's Lake Huron plant averaged 105 mg/L in 2025 per Southfield's report. Flint has 80,835 residents, 93.2 percent of homes were built before 1980, and the median value is $47,600, the lowest on this page. Owners often face a repair bill that is large relative to the house, and that is when a clear permit and a written price help most.
The fee schedule for fiscal 2027 lists a $95 base fee, $15 per water heater, $19 per fixture and $140 for a sump line, with a $160 minimum per inspection. Building and Safety Inspections is at 1101 S. Saginaw St, 810-766-7284 (confirm hours and number). Burton and Fenton are nearby.

Blessing Company, based in Clarkston, Fenton and Grand Blanc, lists a trip charge of $55 to $85 depending on location, plus a discovery fee of $150 to $350 on complex problems that is waived if you go ahead with the repair. It states no after-hours surcharge and prints no dollar figure for one. It is one of five Michigan firms whose visit fees run from free to about $100.
Permits for emergency plumber in Flint
Michigan requires a license to work as a plumbing contractor, master, journey or apprentice plumber, and only a licensed master or journey plumber may do the plumbing itself (MCL 339.6107).
Many cities run their own building department, so start by asking the City of Flint building department who issues plumbing permits. The State of Michigan's Statewide Jurisdiction List shows that Genesee County itself does not run a plumbing program, so permits come from the city or township, or from the state where no local agency enforces the code. What counts as an emergency, and who to call first
- Water is flowing from a pipe and you cannot stop it at the main.
- Sewage is coming up through a floor drain, tub or toilet.
- Water is near the electrical panel, or a ceiling is sagging with water above it.
- A pipe has split after a freeze and the water is on.
- A dripping faucet you can isolate with its own stop valve.
- A single slow drain with everything else working.
- A running toilet.
What to do in the first ten minutes
Try this first: ask the dispatcher what the discovery fee is and whether it comes off the repair price.
- Shut off the main water valve. The state's frozen pipe advice says to do this first.
- Open a faucet at the lowest point to drain the line, then check that the water heater is not firing into an empty tank.
- Move anything that can be damaged, and stay out of standing water if it could reach an outlet.
- Photograph the damage before you clean up, and tell your insurer it is water damage rather than just flooding, as the state insurance regulator suggests; sewer backup or a failing sump pump may be covered.
- Never use a torch or open flame to thaw a pipe.

Questions about emergency plumber
How much does an emergency plumber cost in Michigan?
Our estimate is $105 to $535 an hour of labor, before any call-out fee, and it is a model, not a quote. It is built from national published ranges and adjusted for Michigan's plumber wage ratio. Michigan plumbers are paid a mean of $37.14 an hour (BLS, May 2025), which is a wage rather than a rate, so do not multiply it by hours. Ask for the call-out fee, the hourly rate and what the call-out fee covers before work starts.
How do I spot a dodgy plumber?
Ask for a Michigan license number and check it on LARA before they start. Working without a license is a misdemeanor under MCL 339.5601. A written contract for work on a house should say a plumbing contractor must be licensed and give the license number (MCL 570.1114). The Attorney General's office mediates informally if a dispute follows.
What should I do if I smell gas?
Leave the house, then call 911 and your gas utility from a safe place. DTE's gas leak hotline is (800) 947-5000 and Consumers Energy's is 800-477-5050. Do not try to find the leak, and do not use switches, phones or a flame inside. Call a plumber only after responders or the utility say it is safe.
