Lansing particulars
All of Lansing's water is groundwater. The Board of Water and Light draws on 112 wells about 400 feet deep in the Saginaw Aquifer and treats the water in two conditioning plants that remove about 80 percent of the hardness. The 2025 report lists typical treated hardness at 98 mg/L, with a range of 89 to 120. A home water softener here is softening water that has already been softened, which is worth knowing before you buy one.
On lead, the utility says the last known active lead service line was removed in 2016. It still urges customers with lead or galvanized lines to take precautions, and no inventory lookup turned up. The sewers carry some history. The city has been separating combined sewers since 1992, and an EPA case study counts about 952 million gallons a year of overflow removed from roughly 5,000 acres, with 23 of 41 overflow structures decommissioned.
Cost and timeline figures differ between sources, so they stay out of this page. Lansing has 112,546 residents, 80.3 percent of its homes predate 1980, and the median value is $119,400. Permits go through the Building Safety Office, 517-483-4355 (confirm before calling); the city also has a Plumbing Board of Appeals. Lansing Township is a separate jurisdiction. Close by are East Lansing, Holt and Waverly.
Emergency plumber in Lansing: what to know
The utility has no inventory lookup for lead or galvanized lines that we could find, so ask the Board of Water and Light about your address. Plumbers in the Lansing-East Lansing area earn a mean of $35.64 an hour in May 2025 federal data, based on about 650 workers. That is pay, not a charge.
Thornton & Grooms lists a $99 service call as a coupon that cannot be combined with other offers, one of five Michigan firms whose visit fees run from free to about $100. For anything beyond clearing a stoppage, the Building Safety Office is at 517-483-4355. Lansing Township is separate, so ask which side of the line you are on.
Permits for emergency plumber in Lansing
Michigan requires a license to work as a plumbing contractor, master, journey or apprentice plumber, and only a licensed master or journey plumber may do the plumbing itself (MCL 339.6107).
Many cities run their own building department, so start by asking the City of Lansing building department who issues plumbing permits. The State of Michigan's Statewide Jurisdiction List shows that Ingham County itself does not run a plumbing program, so permits come from the city or township, or from the state where no local agency enforces the code. What counts as an emergency, and who to call first
- Water is flowing from a pipe and you cannot stop it at the main.
- Sewage is coming up through a floor drain, tub or toilet.
- Water is near the electrical panel, or a ceiling is sagging with water above it.
- A pipe has split after a freeze and the water is on.
- A dripping faucet you can isolate with its own stop valve.
- A single slow drain with everything else working.
- A running toilet.
What to do in the first ten minutes
Try this first: ask the dispatcher whether the quoted fee is a coupon price and what it becomes on an evening call.
- Shut off the main water valve. The state's frozen pipe advice says to do this first.
- Open a faucet at the lowest point to drain the line, then check that the water heater is not firing into an empty tank.
- Move anything that can be damaged, and stay out of standing water if it could reach an outlet.
- Photograph the damage before you clean up, and tell your insurer it is water damage rather than just flooding, as the state insurance regulator suggests; sewer backup or a failing sump pump may be covered.
- Never use a torch or open flame to thaw a pipe.

Questions about emergency plumber
How much does an emergency plumber cost in Michigan?
Our estimate is $105 to $535 an hour of labor, before any call-out fee, and it is a model, not a quote. It is built from national published ranges and adjusted for Michigan's plumber wage ratio. Michigan plumbers are paid a mean of $37.14 an hour (BLS, May 2025), which is a wage rather than a rate, so do not multiply it by hours. Ask for the call-out fee, the hourly rate and what the call-out fee covers before work starts.
How do I spot a dodgy plumber?
Ask for a Michigan license number and check it on LARA before they start. Working without a license is a misdemeanor under MCL 339.5601. A written contract for work on a house should say a plumbing contractor must be licensed and give the license number (MCL 570.1114). The Attorney General's office mediates informally if a dispute follows.
What should I do if I smell gas?
Leave the house, then call 911 and your gas utility from a safe place. DTE's gas leak hotline is (800) 947-5000 and Consumers Energy's is 800-477-5050. Do not try to find the leak, and do not use switches, phones or a flame inside. Call a plumber only after responders or the utility say it is safe.
