Ann Arbor particulars
Before you sign for a water softener in Ann Arbor, ask the contractor what hardness they measured at your tap. The city already treats its water with softening, ozone, UV and activated carbon, drawing on the Huron River and groundwater wells, and the 2025 report gives an average distribution hardness of 126 mg/L, with a range of 74 to 180, or about 7.4 grains per gallon. On lead, the city says it has no lead service lines and none of unknown material out of 25,633 as of December 31, 2025, with 96 percent verified and 911 still needing inspection.
It notes that privately owned galvanized lines once connected to lead remain a separate concern. A dashboard sits at a2gov.org/lcr (we read this through a search summary). The housing is mixed: 121,179 people live here, 64.3 percent of homes predate 1980, and the median home value is $435,100. On a house at that value, ask for the permit and the price in writing. Permits come from Building and Rental Services at 301 E.

Drain cleaning in Ann Arbor: what to know
The National Weather Service reported flooded basements on June 26, 2021, mainly in Wayne and Washtenaw counties. A lowest drain that gurgles only after heavy rain points past a hair clog, and the plumber should hear about it. With 64.3 percent of Ann Arbor homes built before 1980 and a median home value of $435,100, a written scope is cheap protection against paying for work you did not need.
Thompson Trenchless, in Wyandotte, publishes $150 to $300 for basic drain snaking, $250 to $400 for main line snaking and $300 to $600 for hydro jetting. It is one of five Michigan companies, none in Washtenaw County, whose published drain cleaning prices run $99 to $300. Your own quote may land elsewhere.
Permits for drain cleaning in Ann Arbor
Clearing a stoppage is one of two things Michigan's plumbing permit rule exempts, along with repairing the working parts of a faucet or valve, as long as the existing piping and fixtures are not altered.
Many cities run their own building department, so start by asking the City of Ann Arbor building department who issues plumbing permits. Washtenaw County also publishes building and permit information. Washtenaw County: Washtenaw County Building Inspection
Blocked drains that cannot wait
- Sewage is coming up through a floor drain, tub or toilet.
- Every fixture in the house is backing up, not one.
- Water from a backup is spreading toward the electrical panel.
- One slow sink or tub with everything else draining.
- A toilet that clears with a plunger.
What to try before you call
Try this first: run water in the upstairs sink and the basement sink separately, and tell the plumber which one slows.
- Pull the stopper and clear hair by hand from a bathroom sink or tub.
- Plunge with a cup plunger on a sink or a flange plunger on a toilet, with the overflow blocked.
- Put a bucket under the trap and remove the trap under a sink to check for a plug.
- If two or more fixtures are slow, stop. That points past the fixture and is a job for a cable machine.

Questions about drain cleaning
How do you clean a sink drain?
Start by hand: remove the stopper, clear hair, then plunge or remove the trap under a bucket. Clearing a stoppage like this needs no permit in Michigan. If the water still will not leave, the blockage is past the trap and you want a cable machine.
How much does it cost to clean a main sewer line in Michigan?
A main line clog costs more than a sink drain in the national ranges we read, and our estimate for drain cleaning in general is $160 to $375 per job, a model and not a quote. Ask for the price of the cleaning and the camera together, and ask whether the cleanout is accessible.
Does drain cleaning need a permit in Michigan?
Clearing a stoppage does not, provided no piping or fixtures are altered. That is the state's exemption. Replacing any piping does need a permit, and only a licensed plumber may do that work.
