Ann Arbor particulars
Before you sign for a water softener in Ann Arbor, ask the contractor what hardness they measured at your tap. The city already treats its water with softening, ozone, UV and activated carbon, drawing on the Huron River and groundwater wells, and the 2025 report gives an average distribution hardness of 126 mg/L, with a range of 74 to 180, or about 7.4 grains per gallon. On lead, the city says it has no lead service lines and none of unknown material out of 25,633 as of December 31, 2025, with 96 percent verified and 911 still needing inspection.
It notes that privately owned galvanized lines once connected to lead remain a separate concern. A dashboard sits at a2gov.org/lcr (we read this through a search summary). The housing is mixed: 121,179 people live here, 64.3 percent of homes predate 1980, and the median home value is $435,100. On a house at that value, ask for the permit and the price in writing. Permits come from Building and Rental Services at 301 E.

Emergency plumber in Ann Arbor: what to know
Roto-Rooter's Ann Arbor page is one of the Michigan company pages that say there is no after-hours surcharge, although none of the companies we read puts a dollar figure on one. Five Michigan firms publish a visit fee, ranging from free to about $100, and some of it is credited to the repair. Ask whether the fee you are quoted is one of those.
Building and Rental Services, at 734-794-6000, covers permits for anything beyond stoppage clearing. Water damage in a house at this value is worth documenting before the first repair. DIFS says to tell your insurer there is water damage rather than simply saying flood, because a sewer back-up or failing sump pump may be covered.
Permits for emergency plumber in Ann Arbor
Michigan requires a license to work as a plumbing contractor, master, journey or apprentice plumber, and only a licensed master or journey plumber may do the plumbing itself (MCL 339.6107).
Many cities run their own building department, so start by asking the City of Ann Arbor building department who issues plumbing permits. Washtenaw County also publishes building and permit information. Washtenaw County: Washtenaw County Building Inspection
What counts as an emergency, and who to call first
- Water is flowing from a pipe and you cannot stop it at the main.
- Sewage is coming up through a floor drain, tub or toilet.
- Water is near the electrical panel, or a ceiling is sagging with water above it.
- A pipe has split after a freeze and the water is on.
- A dripping faucet you can isolate with its own stop valve.
- A single slow drain with everything else working.
- A running toilet.
What to do in the first ten minutes
Try this first: shut the main, take dated photographs, and have the dispatcher state the visit fee and the after-hours rate before the truck leaves.
- Shut off the main water valve. The state's frozen pipe advice says to do this first.
- Open a faucet at the lowest point to drain the line, then check that the water heater is not firing into an empty tank.
- Move anything that can be damaged, and stay out of standing water if it could reach an outlet.
- Photograph the damage before you clean up, and tell your insurer it is water damage rather than just flooding, as the state insurance regulator suggests; sewer backup or a failing sump pump may be covered.
- Never use a torch or open flame to thaw a pipe.

Questions about emergency plumber
How much does an emergency plumber cost in Michigan?
Our estimate is $105 to $535 an hour of labor, before any call-out fee, and it is a model, not a quote. It is built from national published ranges and adjusted for Michigan's plumber wage ratio. Michigan plumbers are paid a mean of $37.14 an hour (BLS, May 2025), which is a wage rather than a rate, so do not multiply it by hours. Ask for the call-out fee, the hourly rate and what the call-out fee covers before work starts.
How do I spot a dodgy plumber?
Ask for a Michigan license number and check it on LARA before they start. Working without a license is a misdemeanor under MCL 339.5601. A written contract for work on a house should say a plumbing contractor must be licensed and give the license number (MCL 570.1114). The Attorney General's office mediates informally if a dispute follows.
What should I do if I smell gas?
Leave the house, then call 911 and your gas utility from a safe place. DTE's gas leak hotline is (800) 947-5000 and Consumers Energy's is 800-477-5050. Do not try to find the leak, and do not use switches, phones or a flame inside. Call a plumber only after responders or the utility say it is safe.
