Detroit particulars
Lead service lines are the first thing to settle in Detroit. The Detroit Water and Sewerage Department says it estimates more than 80,000 of them and about ten years to replace them, runs an address lookup map, and mailed notices to affected properties on June 30, 2025. That comes from a search summary, so check the department's page yourself. The housing explains the stakes: Detroit is the largest city in the state at 636,644 residents, 90.1 percent of its homes were built before 1980, and the median home value is $76,800.
A repair bill can be a large share of what the house is worth, so get the diagnosis right before anyone cuts pipe. Water comes through the Great Lakes Water Authority, which runs plants on the Detroit River and on Lake Huron. The city's own 2025 water report was out of reach (its site blocked our fetch), so there is no Detroit hardness figure here. For context, GLWA's plant tables as reprinted in Southfield's 2025 report show averages of 105 to 106 mg/L.
Detroit also has a Basement Backup Protection Program for owner-occupied homes in 11 flood-prone neighborhoods. Whether it is open is unclear, and sources disagree on whether homeowners pay a deposit. Plumbing permits come from the Buildings, Safety Engineering and Environmental Department, main line 313-224-2372, though its plumbing numbers differ between city documents, so confirm before calling. Hamtramck, Ferndale and Dearborn are beside Detroit, but Detroit's office does not cover them, so check which one covers your address.
Emergency plumber in Detroit: what to know
The National Weather Service logged 4 to 6 inches of rain in about four hours on Aug 11, 2014, with Wayne County among the worst-hit areas, and 3 to 5 inches across Metro Detroit in June 2021. Michigan's insurance regulator says water and sewer back-up is not automatically covered by a homeowners policy. It also advises telling your insurer there is water damage rather than just saying flood.
Five Michigan companies publish a visit fee, and the spread runs from free to about $100. One of them, Plumbing Techs of Michigan in Oak Park, says it charges nothing for a service visit, in an advertorial dated Oct 23, 2025 that we have not confirmed on its own site. For work beyond a stoppage, Detroit's permit office, BSEED, answers at 313-224-2372.
Permits for emergency plumber in Detroit
Michigan requires a license to work as a plumbing contractor, master, journey or apprentice plumber, and only a licensed master or journey plumber may do the plumbing itself (MCL 339.6107).
Many cities run their own building department, so start by asking the City of Detroit building department who issues plumbing permits. The State of Michigan's Statewide Jurisdiction List shows that Wayne County itself does not run a plumbing program, so permits come from the city or township, or from the state where no local agency enforces the code. What counts as an emergency, and who to call first
- Water is flowing from a pipe and you cannot stop it at the main.
- Sewage is coming up through a floor drain, tub or toilet.
- Water is near the electrical panel, or a ceiling is sagging with water above it.
- A pipe has split after a freeze and the water is on.
- A dripping faucet you can isolate with its own stop valve.
- A single slow drain with everything else working.
- A running toilet.
What to do in the first ten minutes
Try this first: photograph the water line on the wall before you pump or mop anything, then call your insurer and the plumber in that order.
- Shut off the main water valve. The state's frozen pipe advice says to do this first.
- Open a faucet at the lowest point to drain the line, then check that the water heater is not firing into an empty tank.
- Move anything that can be damaged, and stay out of standing water if it could reach an outlet.
- Photograph the damage before you clean up, and tell your insurer it is water damage rather than just flooding, as the state insurance regulator suggests; sewer backup or a failing sump pump may be covered.
- Never use a torch or open flame to thaw a pipe.

Questions about emergency plumber
How much does an emergency plumber cost in Michigan?
Our estimate is $105 to $535 an hour of labor, before any call-out fee, and it is a model, not a quote. It is built from national published ranges and adjusted for Michigan's plumber wage ratio. Michigan plumbers are paid a mean of $37.14 an hour (BLS, May 2025), which is a wage rather than a rate, so do not multiply it by hours. Ask for the call-out fee, the hourly rate and what the call-out fee covers before work starts.
How do I spot a dodgy plumber?
Ask for a Michigan license number and check it on LARA before they start. Working without a license is a misdemeanor under MCL 339.5601. A written contract for work on a house should say a plumbing contractor must be licensed and give the license number (MCL 570.1114). The Attorney General's office mediates informally if a dispute follows.
What should I do if I smell gas?
Leave the house, then call 911 and your gas utility from a safe place. DTE's gas leak hotline is (800) 947-5000 and Consumers Energy's is 800-477-5050. Do not try to find the leak, and do not use switches, phones or a flame inside. Call a plumber only after responders or the utility say it is safe.
